Healthy homes are important

Why is Healthy Homes Compliance so Important?

One in three households rent the property in New Zealand and Seaview, and research shows us that these rental homes are most likely to be colder, older and have less efficient heating, and generally tend to be of poorer standard than those owned by owners.

The damp, cold and mouldy houses are associated with negative health outcomes, especially for ailments like colds and asthma, as well as cardiovascular conditions. Furthermore, people who report four or more major housing quality problems frequently have less satisfaction in their lives and lower mental wellbeing.

Improve the standard of Seaview rental property can allow tenants to experience better physical and mental health, and lessen the disruption to work, learning and daily life due to health issues. Your investment will be safeguarded from mildew, mould and damp , which means less maintenance costs in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, and Draught stopping on Seaview rental properties.

Unreasonable Gaps & Holes

Draught Stopping Seaview

Draughts increase the likelihood of dropping temperatures within houses. A cold house is more expensive to heat, which completed jobs in wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming out of a hole or gap, then it is most likely a gap or hole which requirements sealing in some way. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit into your house need seals. For example, if the open fireplace is not in use, it can create draughts. This should be shut off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as much as possible.

There is no need to cover up gaps or holes in the building. For example, tiny gaps around windows and doors could be required to allow for movement of the structure when the home warms and cools to allow them to be shut and opened, rather than sticking. We will examine all doors and windows in an Healthy Homes assessment of your rental property.

Heating Seaview

Seaview rental properties require a reliable source of heat that can heat the largest or main living area to at minimum 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to remain fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and must meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool may be used to determine whether your current installed heater(s) are adequate or whether you will require to "top up" with a new heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered acceptable heating options for The Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it must be equipped with an thermostat. This will help make the heating more consistent and efficient. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartments small apartments, a smaller electric fixed heater could be enough.

If your main living space already has a central heating source such as heat pumps, it might just need an update in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the quality since they’re either expensive, inefficient and/or unhealthy to run.

Ventilation Seaview

Every living space of a rental property has to have at least one openable doors or windows to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms need to have an externally vented extractor to take moisture away.

The ventilation quality is all about recognising that dry air is less difficult to heat and a property that is well ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallway are not considered living spaces and therefore do not require an opening door or window.

Each window, door or the skylight needs for them to be in a position to open up to the outside, and stay set in an opening position in order to allow the circulation of fresh air and air flow.

Bathrooms, kitchens, as well as any other space in your home with shower, bath or cooktop, or any other moisture-producing item will need adequate extractor fans which are vented to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space with the right extractor fan in areas with high moisture.

Insulation Seaview

Underfloor and ceiling insulation is a requirement to all rental houses since July 1, 2019. Property managers and landlords must ensure that the insulation meets current standard. In some cases, existing ceiling insulation or insulation in the subfloor space might need to be topped up or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and dampness as well as making it easier for the home to keep warmth.

Insulation requirements to meet the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Seaview Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building but you must make sure there is somewhere for rain, surface and ground water to go, and also stop it from getting inside. When it is about damp and water, it’s usually not apparent that it could become a major issue, causing damage to your investment and harming the tenant’s well-being.

Rental properties should have efficient drainage to eliminate the stormwater and surface waters and ground water, which includes the proper outfall or runoff. Making sure that water has a place to go, and also that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop the ingress of moisture, if your property has an enclosed space between the floor and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

A ground moisture barrier is usually a polythene sheet laid over the ground, in order to block any moisture in the ground from getting into the property. It also helps to prevent water damage to the floor insulation.
