Unreasonable Gaps & Holes

Draught Stopping Seaview

Draughts are a major cause of dropping temperatures within homes. A humid home will cost more to heat, meaning wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear out of a hole or gap, then it’s most likely a gap or an opening that requirements sealing in any way. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and let air into or out from your house require to be sealed. For instance, if an open fireplace is not in use, it could cause draughts, and should be sealed off. Landlords and property managers are responsible for making sure that these draughts are stopped as much as imaginable.

There is no need to block up intentional gaps or holes which are part of the building. For instance, small gaps around windows and doors could be required to allow for movement within the building as the house warms and cools to allow them to be closed and opened rather instead of being stuck. We will inspect all doors and windows as part of your Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Seaview

Seaview rental properties need to have a stable source of heat that can warm the principal or the biggest living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs that it be permanently fixed (i.e. not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool may be used to determine whether your current fix heater(s) are sufficient or if you’ll require to top up with a new heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it needs to include a thermostat. This will help make the heating more uniform and efficient. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartments the smaller fixed electric heater might be enough.

If your main living space already has a fixed heating source like the heat pump, it might require some additional energy to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Seaview

Every living space in a rental property has to have at least one opening windows or an exterior door to offer natural airflow. In addition, high moisture areas such as kitchens or bathrooms should be equipped with an venting fan outside to get rid of moisture.

It is the ventilation standard is about recognising that dried air can be easier to heat, and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallways are not liveable and therefore are not require an opening window or door.

Each door, window or skylight requirements to be able of opening to the outside, and stay closed to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your property with shower, bath or cooktop, or any other humidity-generating items will need adequate extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Seaview

Ceiling and underfloor insulation is required in all rental homes since July 1, 2019. Property managers and landlords are required to make sure that the insulation is up to standards that are in line with the latest quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space might need to be added or replaced.

A properly insulated home can help control condensation, and decrease the risk of mould and damp, as well as making an easier task to the house to keep warmth.

Insulation needs to meet the R-values of your area.

The "R" refers to thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Seaview Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building but you must make sure there is somewhere for rain, surface as well as groundwater to move and to prevent it from getting inside. When it is about damp and water, it’s often the concerns you don’t notice that could be a huge problem and end up causing damage to your investment as well as affecting the tenant’s health.

Rental properties should be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that the water is able to go, and also that it doesn’t sit beneath structures is an important aspect of keeping your property dry.

In addition to a drainage system to prevent water ingress, if the rental has an enclosed gap between your flooring and ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier generally a polythene sheet laid over the ground to stop any moisture in the ground from accumulating into the building. It also helps in preventing from causing damage to the flooring insulation.
