Unreasonable Gaps & Holes

Draught Stopping Seaview

Draughts can lead to dropping temperatures within homes. A draughty home is more expensive to heat, which means wasting money and energy.

If a draught is felt from unreasonable gaps or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or a clear draught from a gap or hole or crack, then it’s probably a gap or hole which needs sealing in the way you can. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and let air in or out of your home require sealing. For example, if an open fireplace isn’t used it could cause draughts, and should be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent imaginable.

You don’t require to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement of the building when the house warms and cools to allow them to be opened and closed rather than sticking. We will test every window and door as part of our Healthy Homes assessment of your rental property.

Heating Seaview

Rental properties in Seaview must have a fixed heating source that is able to heat the{ main or largest|| largest or main| principal or the biggest} living space to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements to be fixed (i.e. not portable) and at least 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine whether the current fixed heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options under the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, then it must be equipped with an thermostat. This will help make the heating more uniform and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater could be enough.

If the main living room already has a central heating source such as an air conditioner, it might need an update to meet the standards. Certain types of heaters cannot be used to achieve the standard since they’re either not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Seaview

Every living space of a rental property has to include at least one open doors or windows to provide natural ventilation. In addition, high moisture areas such as kitchens or bathrooms should have an externally vented extractor to remove moisture.

The ventilation standard is all about recognising it is that dried air can be easier to heat, and that a property that is well ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered living spaces and therefore do not require an opening window or door.

Each window, door , or Skylight needs for them to be in a position to open to the outside, but remain fixed in an open position in order to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other area in your house that houses shower, bath, cooktop or other high humidity-generating items will require adequate extractor fans that can be vented to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Seaview

Insulation for underfloor and ceilings is required in all rental homes from 1 July 2019. Property managers and landlords have to make sure that the insulation is up to the new quality. In some cases, an existing insulation on the ceiling or in the subfloor space may require to be filled with or replaced.

A well-insulated house will help to control condensation and reduce the chances of dampness and mould, and will also make an easier task for the home to hold heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Seaview Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside it’s also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow and prevent it from getting inside. When it is damp and moisture, it is often the concerns you don’t notice that can cause a lot of trouble and end up causing the property to suffer and harming your tenant’s health.

Properties that are rented must have efficient drainage to get rid of storm water, surface water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop moisture from entering, if your rental has an enclosed gap between the floor and ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from getting into the home. It also assists in preventing water damage to the floor insulation.
