If a draft can be noticed from gaps that are not adequate or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap or crack, then it is probably a gap or an opening that needs sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and allow air in or out within the home need sealing. In the case of an open fireplace isn’t used it may cause draughts and must be sealed from. Landlords and property managers are accountable for making sure that these draughts are stopped as far as imaginable.

There is no need to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for movement within the building as the home heats and cools, to allow them to be shut and opened, rather than being stuck. We will examine every window and door in an Healthy Homes assessment of your rental property.

Heating Naenae

Naenae rental properties must have a fixed source of heating that can heat the principal or the biggest living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements for it to be permanent (i.e. not portable), at minimum 1.5 kW of heating capacity, and meet the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or whether you will require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it should have a thermostat. This will make the heating more uniform and effective. In most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like apartments with small spaces small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a permanent heating source like the heat pump, it may require a top up to meet the standards. Some types of heaters can’t be utilised to meet the quality because they’re inefficient, unaffordable to operate or unsafe to operate.

Rental properties require to have efficient drainage to remove floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go, and it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your rental is enclosed between floorboards and ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from rising into the building. It also helps prevent any damage to your underfloor insulation.
