Healthy homes are important

Why is Healthy Homes Compliance So Important?

A majority of households rent from New Zealand and Melling, and research shows us that these rental homes are likely to be colder, older and have less effective heating, and generally are of lower quality than homes that are owned by the owner.

The damp, cold and mouldy houses are associated with negative well-being outcomes, particularly diseases like colds and influenza, asthma, and heart diseases. In addition, people who experience four or more key house quality problems often experience less satisfaction in their lives and lower mental health.

Improving the standard of Melling rental property can allow tenants to experience better mental and physical health, and lessen the disturbance to learning, work and daily life because of illnesses. Your investment is also better safeguarded from mildew, mould and damp damage, meaning lower costs for maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well as Draught Control for Melling rental properties.

Unreasonable Gaps & Holes

Draught Stopping Melling

Draughts are a major cause of low temperatures inside households. A damp house will cost more to heat, meaning wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught from a crack or a gap and you are able to feel it, it’s most likely a gap or crack that needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit of the house need to be sealed. For example, if the open fireplace is not in use, it could cause draughts, and should be sealed from. Landlords and property managers are accountable for making sure that these draughts are stopped in the maximum extent imaginable.

You don’t require to block off holes or gaps that are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow for the movement of the structure as the household gets warmer and cooler, so that they are able to be shut and opened, rather than securing. We will check every window and door in an Healthy Homes assessment of your rental property.

Heating Melling

Rental properties in Melling require a reliable source of heat that can heat the principal or the biggest living space to at least 18degC even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs that it be permanently fixed (i.e. not portable) that is, at least 1.5 kW in heating capacity and have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine whether the existing installed heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, then it must include a thermostat. This will help make the heating more uniform and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases like small apartment buildings an electric, fixed heater may suffice.

If your living space already has a fixed heating source such as heat pumps, it might need an update in order to comply with the standards. Certain kinds of heaters cannot be utilised to meet the standard because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Melling

Each living space within a rental property must have at least one openable windows or an exterior door to offer natural airflow. In addition, humid areas such as kitchens and bathrooms should be equipped with an externally vented extractor to eliminate moisture.

The ventilation quality is about recognising how the dry atmosphere is less difficult to heat and that an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable , and thus don’t require an opening window or door.

Each window, door , or Skylight requirements at least to open to the outside while remaining closed in order to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other room in your home with shower, bath cooker or any other moisture-producing item will require adequate extractor fans that can be vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Melling

The insulation of the ceiling and underfloor is required for all rent houses from 1 July 2019. All landlords and property managers must ensure that the insulation meets standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space may need to be topped up or replaced.

A properly insulated home can reduce condensation and lessen the likelihood of mould and damp, and will also make much easier to the house to keep the heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well insulation is able to resist heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Melling Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere for rain, surface and underground water to flow and also stop it from getting inside. When it comes to moisture and damp it’s frequently the concerns you don’t notice that could become a major issue and cause damage to your investment as well as affecting the tenant’s health.

Rental properties need to be equipped with effective drainage to get rid of the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental is enclosed between your flooring and the ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to stop any moisture in the ground from entering the building. It also helps in preventing any damage to your underfloor insulation.
