What is the reason Healthy Homes Compliance so Important?

Around 1 in 3 households rent the property in New Zealand and Maungaraki, and research suggests that rental homes are most likely to be older, colder, have less efficient heating and tend to be lower standard than those owned by owners.

The damp, cold and mouldy homes are linked to negative health outcomes, particularly for diseases like colds and asthma, as well as heart diseases. Furthermore, people who experience at least four major housing quality problems frequently have low life satisfaction and reduced mental health.

The improvement in the standard of Maungaraki rental property can allow tenants to experience better physical and mental health as well as lessen interruption to learning, work and living due to diseases. Your investment is also better protected from mildew, mould and damp damage, meaning less costs of maintenance in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Maungaraki

Draughts are a major cause of dropping temperatures within houses. A humid house will cost more to heat, meaning wasting money and energy.

If a draught can be felt from unreasonable gaps or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap that is, it is most likely a gap or hole which needs sealing in the way you can. Cracks and gaps that are large should be sealed permanently. The gaps that exceed 3mm that let air in or out from the house need seals. For example, if an open fireplace isn’t being used, it can create draughts. This should be sealed from. Property managers and landlords are responsible for making sure that these draughts are stopped whenever possible.

You don’t need to block off holes or gaps that are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for movement of the building as the home heats and cools, to allow them to be opened and closed rather instead of being stuck. We will test every window and door in our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Maungaraki

Rental properties in Maungaraki require a reliable source of heat that can heat the principal or the biggest living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to remain fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required in the living area. A Heating Assessment Tool could be used to determine if the current installed heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be suitable heating options in the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it should have the thermostat. This makes your heating more consistent and effective. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, like small apartments the smaller fixed electric heater could be enough.

If your living space already has a fixed heating source, like an air conditioner, it might just require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either expensive, inefficient or unsafe to operate.

Ventilation Maungaraki

Each living space within the rental property should have at least one opening window or exterior door to provide natural airflow. In addition, humid spaces like kitchens and bathrooms should have an venting fan outside to get rid of moisture.

A ventilation quality is all about understanding the fact that dry air will be much easier to heat and heat, and a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and don’t require an opening door or window.

Every window, door or the skylight requirements to have the ability open to the outside and remain fixed in an open position in order to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, as well as any other space in your property with shower, bath, cooktop or other high humidity-generating items will require appropriate extractor fans which are vented to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Maungaraki

The insulation of the ceiling and underfloor is a requirement in all rental homes since July 1, 2019. Property managers and landlords should make sure that the insulation is in line with the new quality. In some instances, current ceiling insulation, or the insulation of the subfloor space might require to be topped up or replaced.

A well-insulated property can reduce condensation and lower the chance of mould and dampness and will also make it easier to allow the household to keep warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Maungaraki Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside It’s about having to ensure there is somewhere for surface, rain or ground water and also stop it from getting inside. When it is about damp and water, it’s typically the concerns you don’t notice that can cause a lot of trouble that can cause damages to your investment and affecting your tenant’s well-being.

Rental properties must be equipped with effective drainage to eliminate storm water, surface water and ground water. This includes the proper outfall or runoff. Making sure that water has a place to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your rental has an enclosed gap between your floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, to block any moisture present in the ground from entering the property. It also helps prevent any damage to your underfloor insulation.
