Fines for Failing to Comply

Beginning on July 1st, 2021, if a new or renewed tenancy is signed on a Maungaraki rental property, all Healthy Homes compliance work need to be finished by the end of 90 days.

When Do I need to be in compliance with the Healthy Homes Standards?

Maungaraki Healthy Homes Compliance Timeframes

Tenancies commenced beginning on 1 July 2019 and 30 , June 20,21

  • Ceiling and underfloor insulation is mandatory for all Maungaraki and New Zealand rental houses where it’s reasonably practicable to put in.
  • A Healthy Homes Intent to Comply Statement along with an Insulation Declaration and an Insurance Statement should be included with any renewal, new or modified tenancy agreement.
  • Landlords and property managers must keep records that prove the compliance with each Healthy Homes Standard that apply or will apply throughout the tenancy period of your rental home.

Starting 1 July 2021

  • Property managers and private landlords must make sure their rental properties comply according to Healthy Homes Standard within 90 days of a new, renewed or varied lease.
  • All boarding homes (except Kainga Ora and registered Community Housing Provider Boarding household tenancies) must comply with the Healthy Homes Standards regardless of the date when the tenancy started.

From July 1st 2023

  • All houses rented through Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must comply with the Healthy Homes Standards regardless of the date the tenancy was started.

Starting 1 July 2024

  • All rentals houses are required to comply with Healthy Homes Standard regardless of the date when the tenancy started.
