Draughts are a major cause of dropping temperatures within houses. A cold home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear from a crack or a gap that is, it is likely to be a gap or hole which requirements sealing in the way you can. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and let air in or out within your home require seals. For example, if an open fireplace is not in use, it could cause draughts, and must be sealed off. Landlords and property managers are responsible for making sure such draughts are eliminated in the maximum extent possible.

You don’t require to cover up gaps or holes in the construction. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure when the home heats and cools, in order to let them be closed and opened rather instead of being stuck. We will check the windows and doors in our Healthy Homes assessment of your rental property.

A good heating system is important for healthy homes

Heating Manor Park

This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The Heating Assessment Tool can be used to determine if the existing installed heater(s) are adequate or whether you will require to "top-up" with a new heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must include a thermostat. This will make the heating more uniform and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater might be enough.

If your living space is already equipped with a fixed heating source such as heat pumps, it might just need an upgrade to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard because they’re inefficient, unaffordable to operate or unsafe to operate.

Insulation Manor Park

The insulation of the ceiling and underfloor is mandatory in all rental homes as of July 1st, 2019. Property managers and landlords have to make sure that the insulation is up to the new standard. In some cases, existing ceiling insulation or insulation in the subfloor space may require to be topped up or replaced.

Manor Park Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building but you must make sure there is somewhere to allow surface, rain and ground water to go, and stop it from coming into the building. When it comes to moisture and damp it is frequently those things that you aren’t aware of that could become a major issue that can cause damage to your investment as well as affecting your tenant’s health.

Rental properties should have effective drainage to get rid of rainwater, storm water, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a location to go, and it doesn’t sit beneath structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent water ingress, if the property has an enclosed space between the floor and surface, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground, to block any moisture from the ground from getting into the building. It also helps in preventing moisture damage to the underfloor insulation.
