Draught Stopping Manor Park

Draughts increase the likelihood of lower temperatures in houses. A humid house will cost more to heat, meaning wasting energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or a clear draught from a crack or a gap and you can feel it, it’s likely a crack or hole which needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit of your house require seals. For example, if an open fireplace is not in use, it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as imaginable.

There is no need to block off holes or gaps in the building. For example, tiny gaps around doors and windows could be required to allow for movement within the structure as the household is heated and cools in order to let them be shut and opened, rather than sticking. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being homes

Heating Manor Park

Rental properties in Manor Park should have a permanent heating source that can heat the principal or the biggest living space to a minimum of 18degC, even during the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements to remain fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity, and meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are adequate or whether you will require to "top up" by adding a second heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters are not considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it needs to include the thermostat. This makes the heating more uniform and efficient. For most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces the smaller fixed electric heater could be enough.

If the living area already has a fixed heating source, such as heat pumps, it might just need an upgrade to meet the standards. Certain types of heaters cannot be utilised to meet the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Each living space within a rental property must have at least one openable doors or windows to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable and therefore don’t need an opening window or door.

Each door, window or Skylight requirements for them to be in a position open to the outside and remain at an open angle, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, and every other room of your home with a bath, shower, cooktop or other high moisture-producing item will require suitable extractor fans which are vented out to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Manor Park Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside; you have to make sure there is somewhere for rain, surface and underground water to flow, and also stop it from getting into the building. When it is about damp and water, it’s often not apparent that it can become a big problem and end up causing the property to suffer and harming your tenant’s well-being.

Rental properties should be equipped with efficient drainage to remove storm water, surface water and groundwater, with the proper outfall or runoff. Making sure the water has a place to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your floor and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are generally made of polythene and is laid on top of the ground to stop any moisture present in the ground from rising into the building. It also helps to prevent water damage to the floor insulation.
