Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts may lead to low temperatures inside houses. A cold home costs more to heat, which results in wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught from a hole or gap, then it is probably a gap or crack that requirements sealing in somehow. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit from the home need seals. In the case of an open fireplace isn’t used it may cause draughts and should be shut off. Property managers and landlords are accountable for making sure that these draughts are stopped in the maximum extent imaginable.

There is no require to cover up gaps or holes that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for the movement of the structure when the household gets warmer and cooler, so that they are able to be closed and opened instead of instead of being stuck. We will inspect every window and door in your Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure well-being houses

Heating Manor Park

Rental properties in Manor Park must have a fixed source of heating that can warm the principal or the biggest living room to at least 18degC even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements for it to be permanent (i.e. not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or if you’ll need to top up with a new heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters are not considered to be suitable heating options under the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump then it must include a thermostat. This will help make the heating more consistent and efficient. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like apartments with small spaces the smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, such as the heat pump, it might just require some additional energy to meet the standards. Certain kinds of heaters cannot be used to achieve the quality because they’re costly, not affordable to run, or unsafe to operate.

Ventilation Manor Park

Each living space within a rental property has to contain at minimum one open doors or windows to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan to take moisture away.

A ventilation quality is about recognising it is that dry air is much easier to heat and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallway aren’t liveable and do not require an opening door or window.

Each door, window or Skylight needs to have the ability of opening to the outside, and stay closed in order to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens and any other room in your home with shower, bath or cooktop, or any other water-generating appliance will require adequate extractor fans that vent towards the outside. We offer a Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans in high moisture areas.

Insulation Manor Park

The insulation of the ceiling and underfloor has been compulsory for all rent houses since 1 July 2019. All landlords and property managers should ensure that the insulation is up to standards that are in line with the latest quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A well-insulated house can help control condensation and lower the chance of dampness and mould, as well as making much easier to the home to retain the heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance and is a measure of how well the insulation can withstand heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Manor Park Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the interior of the building It’s about having to ensure there is somewhere to allow surface, rain and underground water to flow and also stop it from getting inside. When it is damp and moisture, it’s usually not apparent that it can cause a lot of trouble and cause the property to suffer and affecting the tenant’s health.

Rental properties need to be equipped with efficient drainage to get rid of storm water, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a location to go, and also that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent water ingress, if the rental has an enclosed gap between your flooring and the ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture from the ground from getting into the structure. It also helps in preventing water damage to the floor insulation.
