Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts may lead to less temperature in houses. A draughty home costs more to heat, which means wasting energy and increased bills.

If a draught is felt through gaps that are too large or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap and you can feel it, it’s most likely a gap or crack that needs sealing in any way. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit of the house need seals. For instance, if an open fireplace is not in use, it could cause draughts, and should be shut from. Property managers and landlords are accountable for ensuring that these draughts are stopped as far as imaginable.

There is no need to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors may be required to allow for the movement of the structure when the household gets warmer and cooler, so that they are able to be closed and opened rather than securing. We will inspect the windows and doors in an Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Manor Park

Manor Park rental properties should have a permanent heating source that can heat the main or largest living area to at minimum 18degC, even during the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to be fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool may be used to check if the permanent heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters are not considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it needs to be equipped with the thermostat. This will help make your heating more consistent and effective. In most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like apartments with small spaces the smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source such as the heat pump, it might just require a top up to make sure it meets the requirements. Certain kinds of heaters aren’t able to be utilised to meet the standard since they’re either expensive, inefficient or are unsafe to operate.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable , and thus are not need an opening window or door.

Each window, door or the skylight requirements at least to open up to the outside, and stay fixed in an open position in order to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, and any other area in your house that houses a bath, shower, cooktop or other high moisture generating item will require proper extractor fan systems that are vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan for areas that are high in moisture.

Manor Park Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside; you have to ensure there is somewhere to allow surface, rain and ground water to go, and stop it from coming inside. When it is damp and moisture, it is often not apparent that it can become a big problem that can cause damage to your investment and harming the tenant’s well-being.

Rental properties should have effective drainage to remove floodwaters, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go, and it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between your flooring and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier usually a polythene sheet laid over the ground, to block any moisture in the ground from getting into the building. It also helps to prevent moisture damage to the underfloor insulation.
