Healthy homes are important

What are the reasons why Healthy Homes Compliance important?

One in three households rent from New Zealand and Haywards, and research shows us that these rental houses tend to be colder, older, are not as effective heating, and generally tend to be of poorer quality than the houses of owners.

Cold, damp and mouldy homes are associated with negative health outcomes, particularly for illnesses such as colds and asthma, as well as heart diseases. Additionally, those who reported at least four major home quality issues often suffer from lower levels of satisfaction with life and a decrease in mental health.

Enhancing the standard of Haywards rental property can allow tenants to experience better mental and physical health, and lessen the disturbance to learning, work and living because of illness. Your investment is also better protected from mould, mildew and damp damage, meaning less costs of maintenance in the long-term.

The Healthy Homes Standard is a listing of minimum and specific standards for heating, insulation Ventilation, Moisture Ingress and Drainage, as well Draught Stopping on Haywards rental properties.

Unreasonable Gaps & Holes

Draught Stopping Haywards

Draughts increase the likelihood of less temperature in households. A damp home costs more to heat, meaning wasting energy and increased bills.

If a draught is perceived as a result of gaps or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating out of a hole or gap or crack, then it’s likely to be a gap or hole which requirements sealing in some way. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and let air into or out into the home need seals. For example, if the open fireplace isn’t used it could cause draughts, and should be shut off. Landlords and property managers are accountable for making sure that these draughts are stopped whenever possible.

There is no need to block off holes or gaps in the building. For example, tiny gaps around doors and windows could be necessary to allow for movement within the building as the home warms and cools so that they are able to be closed and opened rather than being stuck. We will test all doors and windows in our Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy houses

Heating Haywards

Rental properties in Haywards require a reliable source of heat that can heat the main or largest living room to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs to remain fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to determine whether your current permanent heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options in The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it must be equipped with the thermostat. This makes the heating more consistent and efficient. For most properties, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases like small apartments small apartments, a smaller electric fixed heater may suffice.

If the living area already has a fixed heating source like heat pumps, it might just need some additional energy to ensure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the standard as they are either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Haywards

Each living space within a rental property must have at least one openable doors or windows to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an venting fan outside to get rid of moisture.

It is the ventilation quality is about recognising how dry air will be less difficult to heat and the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable and therefore do not need an opening window or door.

Each window, door or the skylight needs to be able to open up to the outside and remain at an open angle, allowing to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other room in your property with shower, bath, cooktop or other high humidity-generating items will require adequate extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Haywards

Insulation for underfloor and ceilings has been compulsory to all rental homes since July 1, 2019. All landlords and property managers are required to make sure that the insulation is in line with this new standard. In some cases, an existing insulation on the ceiling or in the subfloor space may need to be replaced or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and dampness and it will make an easier task to allow the home to hold warmth.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Haywards Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside It’s about having to ensure there is somewhere for surface and ground water to go and prevent it from getting into the building. When it concerns damp and moisture it is often what you don’t see that could become a major issue and cause the property to suffer and harming the tenant’s health.

Rental properties require to be equipped with efficient drainage to get rid of storm water, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go, and also that it can’t linger underneath the buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent moisture ingress, if your property has an enclosed space between your flooring and the soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is typically made of polythene and is laid on top of the ground, in order to block any moisture in the ground from entering the building. It also assists in preventing water damage to the floor insulation.
