Unreasonable Gaps & Holes

Draught Stopping Harbour View

Draughts can lead to low temperatures inside homes. A cold home is more expensive to heat, resulting in wasted money and energy.

If a draught could be perceived as a result of gaps or holes the area requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or a clear draught from a gap or hole, then it is likely to be a gap or crack that needs sealing in some way. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that allow air in or out of the home require the sealing. In the case of an open fireplace isn’t used it can create draughts. This should be shut off. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as possible.

You don’t require to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement of the structure as the home gets warmer and cooler, in order to let them be shut and opened, rather than being stuck. We will check all windows and doors in the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Harbour View

Rental properties in Harbour View need to have a stable heating source that can heat the main or largest living area to at minimum 18degC, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements to remain fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity, and meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), it requirements to include a thermostat. This will help make the heating more reliable and efficient. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in certain instances like small apartments the smaller fixed electric heater may suffice.

If your main living space is already equipped with a fixed heating source like an air conditioner, it might just need an update to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality since they’re either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Harbour View

Each liveable space in a rental property must have at least one openable windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

This ventilation quality is all about understanding the fact that dried air can be easier to heat, and that a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable , and thus are not require an opening window or door.

Every window, door or skylight needs for them to be in a position to open to the outside, but remain set in an opening position to allow the circulation of fresh air and air flow.

All bathrooms and kitchens and any other room in your home with a bath, shower, cooktop or other high moisture generating item will need suitable extractor fans that vent towards the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in areas of high moisture.

Insulation Harbour View

Insulation for underfloor and ceilings has been compulsory to all rental houses since July 1, 2019. All landlords and property managers have to make sure that the insulation is in line with this new standard. In certain situations, the an existing insulation on the ceiling or in the subfloor space might need to be added or replaced.

A well-insulated property will help to control condensation and lessen the likelihood of mould and dampness, and it will make more easy for the house to keep the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Harbour View Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building; you have to ensure there is somewhere for surface, rain or ground water and to prevent it from getting inside. When it is damp and moisture, it’s typically those concerns that you aren’t aware of that can cause a lot of trouble and cause damage to your investment as well as harming your tenant’s health.

Rental properties must be equipped with efficient drainage for the removal of the stormwater and surface waters, and ground water, which includes the proper outfall or runoff. Making sure that water has a proper place to go and that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your property has an enclosed space between floorboards and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground to stop any moisture present in the ground from rising into the building. It also helps in preventing from causing damage to the flooring insulation.
