What are unreasonable gaps and holes?

If you can feel external air getting in, or see a clear draught from a gap or hole, then it is most likely a gap or an opening that requirements sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that let air in or out from the house need sealing. For example, if an open fireplace isn’t being used, it could cause draughts, and should be blocked from. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed whenever imaginable.

There is no require to block holes or gaps which are part of the construction. For instance, small gaps around doors and windows could be necessary to allow for the movement of the structure as the household is heated and cools to allow them to be opened and closed rather than being stuck. The proper heating equipment is important for well-being houses

Heating Harbour View

Rental properties in Harbour View must have a fixed source of heating that can warm the largest or main living space to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine if the existing fix heater(s) are adequate or if you’ll need to "top-up" with a new heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it should include the thermostat. This will make the heating more consistent and effective. In most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in some cases like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If your main living space is already equipped with a fixed heating source such as the heat pump, it might need an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the quality since they’re either expensive, inefficient or unsafe to operate.

Harbour View Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about what’s inside the building; you have to make sure there is somewhere to allow surface, rain or ground water, and also stop it from getting inside. When it is about damp and water, it is usually what you don’t see that can cause a lot of trouble that can cause damages to your investment and harming the tenant’s well-being.

Rental properties should have effective drainage to get rid of storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water has a proper place to go, and that it doesn’t get sucked into structures is an crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop the ingress of moisture, if your property has an enclosed space between your flooring and the ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from entering the property. It also helps to prevent from causing damage to the flooring insulation.
