Unreasonable Gaps & Holes

Draught Stopping Harbour View

Draughts increase the likelihood of less temperature in houses. A damp home costs more to heat, which means wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air entering or the sound of a clear draught emanating out of a hole or gap and you are able to feel it, it’s most likely a gap or hole which needs sealing in the way you can. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and let air in or out within your house require the sealing. For instance, if an open fireplace is not in use, it may cause draughts and should be shut from. Property managers and landlords are responsible for ensuring such draughts are eliminated whenever possible.

There is no need to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement of the building when the home warms and cools so that they are able to be shut and opened, rather than sticking. We will test all windows and doors in an Healthy Homes assessment of your rental property.

Heating Harbour View

Rental properties in Harbour View require a reliable heating source which can warm the principal or the biggest living space to a minimum of 18degC, even during the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements to remain fixed (i.e. not portable), at minimum 1.5 horsepower in capacity, and it must have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to determine whether the existing installed heater(s) are sufficient or if you’ll need to top up with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be safe heating options for the Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, it must have an thermostat. This makes your heating more consistent and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, such as small apartments the smaller fixed electric heater might be enough.

If your living space already has a permanent heating source like the heat pump, it could need an upgrade to meet the standards. Certain types of heaters cannot be used to comply with the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus don’t need an opening window or door.

Each window, door or skylight needs at least of opening to the outside, but remain fixed in an open position, allowing ventilation and fresh air ventilation.

Insulation Harbour View

In some instances, old ceiling insulation as well as insulation within the subfloor space may need to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of dampness and mould, as well as making much easier to the house to retain heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a gauge of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

Harbour View Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building but you must ensure there is somewhere to allow surface, rain and underground water to flow and prevent it from getting inside. When it comes to moisture and damp it’s often not apparent that it could become a major issue and cause damage to your investment as well as affecting your tenant’s health.

Rental properties must have effective drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate runoff or outfall. Making sure that water has a location to go, and it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground, in order to block any moisture in the ground from getting into the building. It also assists in preventing water damage to the floor insulation.
