Healthy homes matter

What is the reason Healthy Homes Compliance so important?

About 1 in 3 households rent the property in New Zealand and Fairfield, and research has shown that these rental homes are likely to be colder, older and have less effective heating, and generally tend to be lower quality than owner occupied properties.

The damp, cold and mouldy houses can have negative health results, specifically for illnesses like colds, influenza, asthma, and heart diseases. Additionally, those who experience four or more key home quality issues often suffer from low life satisfaction and reduced mental health.

The improvement in the quality of Fairfield rental property can allow tenants to experience better mental and physical health, and lessen the interruption to learning, work and daily life due to diseases. Your investment is also protected from mildew, mould and damp , which means lower costs for maintenance in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught Stopping on Fairfield rental properties.

Unreasonable Gaps & Holes

Draught Stopping Fairfield

Draughts may lead to lower temperatures in houses. A cold house will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the air is clear from a hole or gap or crack, then it is likely to be a gap or hole which requirements sealing in any way. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that let air in or out into your house need the sealing. In the case of an open fireplace isn’t in use it can cause draughts and must be sealed from. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t require to block up intentional holes or gaps that are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the building as the household gets warmer and cooler, so that they can still be closed and opened rather instead of being stuck. We will check all windows and doors during the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being houses

Heating Fairfield

Fairfield rental properties require a reliable heating source that can heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements that it be permanently fixed (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine whether your current installed heater(s) are adequate or if you’ll need to "top up" with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), then it must be equipped with the thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater could be enough.

If the living area is already equipped with a fixed heating source such as the heat pump, it may require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to meet the quality as they are either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Fairfield

Each liveable space in a rental property has to include at least one open window or exterior door to offer natural ventilation. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan to remove moisture.

This ventilation quality is all about recognising that dried air can be less difficult to heat and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered living spaces and therefore don’t need an opening door or window.

Every window, door or Skylight requirements for them to be in a position to open up to the outside, but remain closed, allowing for fresh air circulation and air flow.

Bathrooms, kitchens, and any other area in your home that has a bath, shower or cooktop, or any other moisture generating item will need appropriate extractor fans that vent to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas of high moisture.

Insulation Fairfield

Ceiling and underfloor insulation is required in all rental houses since 1 July 2019. All landlords and property managers must make sure that the insulation is up to standards that are in line with the latest standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space may require to be topped up or replaced.

A house that is well-insulated can reduce condensation and lower the chance of mould and dampness, as well as making it easier to the household to hold heat.

Insulation needs to meet the R-values required for your area

The "R" signifies thermal resistance and is a gauge of how well insulation is able to resist heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Fairfield Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building It’s about having to make sure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting into the building. When it comes to moisture and damp it is usually not apparent that it could become a major issue that can cause damages to your investment and affecting the tenant’s health.

Rental properties need to have effective drainage to eliminate the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go, and also that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the rental is enclosed between your floor and the soil, a ground-water barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from getting into the property. It also helps in preventing water damage to the floor insulation.
