Healthy homes are important

Why is Healthy Homes Compliance so Important?

A majority of households rent in New Zealand and Fairfield, and research shows us that these rental homes tend to be older, colder, have less efficient heating and tend to be lower quality than owner occupied properties.

Moldy, damp and cold houses are linked to negative health outcomes, particularly illnesses like colds, influenza, asthma, and cardiovascular issues. Furthermore, people who reported at least four key house quality problems often experience less satisfaction in their lives and lower psychological well-being.

Improving the quality of Fairfield rental property can allow tenants to experience better physical and mental health, and lessen the interruption to learning, work and daily life due to health issues. Your investment will be protected from mildew, mould and damp , which means lower maintenance costs over the long term.

The Healthy Homes Standard is a listing of minimum and specific requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, and Draught stopping in Fairfield rental properties.

Unreasonable Gaps & Holes

Draught Stopping Fairfield

Draughts can lead to dropping temperatures within houses. A cold house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught from a hole or gap that is, it’s likely to be a gap or hole which needs sealing in any way. Cracks and gaps that are large should be sealed permanently. The gaps that exceed 3mm that allow air in or out into your house require seals. For example, if the open fireplace isn’t in use it could cause draughts, and should be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched as far as possible.

You don’t require to block holes or gaps that are part of the building. For instance, small gaps around doors and windows may be required to allow movement of the structure when the home warms and cools so that they can still be opened and closed rather instead of being stuck. We will examine every window and door in our Healthy Homes assessment of your rental property.

Heating Fairfield

Rental properties in Fairfield should have a permanent heating source which can warm the largest or main living space to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements for it to be permanent (i.e. not portable) with at least 1.5 kW of heating capacity, and meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to check if the current fixed heater(s) are sufficient or if you’ll need to top up with an additional heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be safe heating options under those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it needs to be equipped with an thermostat. This makes your heating more consistent and effective. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If your main living space is already equipped with a fixed heating source such as the heat pump, it may require an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the standard as they are either costly, not affordable to run, and/or unhealthy to run.

Ventilation Fairfield

Each liveable space in a rental property has to include at least one open window or exterior door to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan to eliminate moisture.

A ventilation quality is about recognising it is that the dry atmosphere is more easy to heat and heat, and the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are all considered living spaces. Connecting spaces like the hallways are not liveable and therefore are not need an opening door or window.

Each window, door , or the skylight needs to have the ability to open up to the outside, but remain set in an opening position to allow for fresh air circulation and air flow.

The bathrooms in all kitchens as well as any other space in your home that has shower, bath cooker or any other moisture-producing item will need suitable extractor fans that are vented to the outside. Insulation Fairfield

The insulation of the ceiling and underfloor is required for all rent houses as of July 1st, 2019. Property managers and landlords should make sure the insulation meets this new standard. In some cases, current ceiling insulation, or the insulation of the subfloor space may require to be added or replaced.

A well-insulated house can help control condensation and reduce the chances of mould and damp, as well as making much easier to the household to retain warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance and it is a measurement of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Fairfield Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building it is also about the outside. You must ensure there is somewhere to allow surface, rain and ground water to go, and prevent it from getting inside. When it concerns damp and moisture it’s usually what you don’t see that can become a big problem, causing damage to your investment and affecting your tenant’s well-being.

Properties that are rented must be equipped with effective drainage for the removal of floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water is able to go, and also that it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the rental is enclosed between your floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the structure. It also helps prevent moisture damage to the underfloor insulation.
