Fines for Failing to Comply

As of 1st July 2021, if a new, renewed or varied contract is signed on an Epuni rental property, all Healthy Homes compliance tasks need to be done inside of 90 days.

Beginning on July 1st, 2021, if a new or renewed Tenancy is signed for an Epuni rental property, all Healthy Homes compliance work must be taken care of by the end of 90 days.

Failure to comply with all of the Healthy Homes Standards within the deadlines can result in the possibility of a fine up to $7200. Additionally, if the most present Healthy Homes Statement of Compliance isn’t included in the renewal, new or revised tenancy agreement, it could result in an additional fine or violation fee.

Epuni Healthy Homes Compliance Timeframes

Tenancies that were signed from 1 July 2019 and the 30th June in 2021

  • Ceiling and underfloor insulation is a requirement for all Epuni and New Zealand rental homes where it is reasonably practicable to put in.
  • A Healthy Homes Declaration of Intent as well as an Insulation Statement, and an Insurance Statement must be included in any new, renewed or varied tenancy agreement.
  • Property managers and landlords have to keep records to demonstrate conformance with any Healthy Homes Standard that apply or will be applicable to your rental home.

From 1 July 2021

Heating Epuni

If the living area is already equipped with a fixed heating source like an air conditioner, it could need an upgrade to meet the standards. Certain types of heaters cannot be used to achieve the standard since they’re either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Epuni
