Draughts may lead to lower temperatures in homes. A cold home is more expensive to heat, which means wasting energy and increased bills.

If a draught can be felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a hole or gap that is, it’s probably a gap or an opening that requirements sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that allow air to enter or exit of your house require the sealing. For example, if an open fireplace isn’t used it could cause draughts, and should be shut off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as much as possible.

You don’t require to block holes or gaps in the construction. For example, tiny gaps around doors and windows could be necessary to allow for movement within the structure when the house is heated and cools to allow them to be closed and opened rather than securing. We will examine the windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Eastbourne

Eastbourne rental properties must have a fixed source of heat that can heat the living area to at minimum 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e. not portable) and at least 1.5 kW in heating capacity and have the minimum required heating capacity in the living area. A Heating Assessment Tool may be used to check if the existing fix heater(s) are adequate or whether you will require to "top-up" with a new heater. Fires that are open and unflued heaters like the portable LPG bottle heaters aren’t considered to be acceptable heating options for the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump then it must be equipped with an thermostat. This will help make your heating more consistent and effective. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like apartments with small spaces the smaller fixed electric heater may suffice.

If your living space already has a central heating source such as an air conditioner, it might just need a top up to ensure it meets the requirements. Certain types of heaters cannot be used to achieve the standard since they’re either costly, not affordable to run, or are unsafe to operate.

Living rooms, bedrooms, kitchens and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore don’t require an opening window or door.

Eastbourne Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside it is also about the outside. You must make sure there is somewhere for rain, surface and underground water to flow, and to prevent it from getting into the building. When it is about damp and water, it’s typically what you don’t see that can become a big problem and cause damage to your investment and harming your tenant’s well-being.

Rental properties need to have efficient drainage to get rid of floodwaters, surface water, and ground water, including the proper outfall or runoff. Making sure that water is able to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the apartment has an enclosed gap between the floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture that is present in the ground from getting into the property. It also assists in preventing moisture damage to the underfloor insulation.
