Healthy homes matter

What is the reason Healthy Homes Compliance So Important?

One in three households from New Zealand and Days Bay, and research indicates that rental houses tend to be colder, older, have less efficient heating and tend to be lower quality than houses that are owned by the owner.

The damp, cold and mouldy houses are associated with negative well-being results, specifically for diseases like colds and asthma, as well as cardiovascular diseases. In addition, people who have reported four or more key house quality problems often experience poor life satisfaction and lower mental wellbeing.

Enhancing the standard of Days Bay rental property can allow tenants to experience better mental and physical health, and lessen the interruption to learning, work and daily life because of illness. Your investment is also better protected from mildew, mould and damp , which means less maintenance costs in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Days Bay

Draughts are a major cause of less temperature in houses. A humid house is more expensive to heat, meaning wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap that is, it’s probably a gap or hole that requirements sealing in any way. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit from the house need sealing. In the case of an open fireplace isn’t in use it may cause draughts and should be sealed from. Property managers and landlords are responsible for making sure such draughts are eliminated as much as imaginable.

You don’t require to block holes or gaps which are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement within the structure as the household heats and cools, so that they can still be closed and opened rather than sticking. We will examine all windows and doors during your Healthy Homes assessment of your rental property.

Heating Days Bay

Days Bay rental properties should have a permanent source of heat which can warm the main or largest living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements to be fixed (i.e., not portable) with at least 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to check if your current installed heater(s) are adequate or if you’ll require to "top up" with an additional heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it should be equipped with the thermostat. This makes the heating more reliable and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, such as small apartments, a smaller fixed electric heater may suffice.

If your main living space is already equipped with a fixed heating source, like an air conditioner, it may need a top up to meet the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Days Bay

Every living space of a rental property has to include at least one open doors or windows to offer natural airflow. In addition, humid areas like kitchens and bathrooms need to have an externally vented extractor fan to eliminate moisture.

A ventilation standard is all about acknowledging how the dry atmosphere is more easy to heat and a well ventilated rental property is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway are not considered liveable and are not require an opening window or door.

Each door, window or the skylight needs to be able open to the outside, but remain closed, allowing to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other room in your house that houses shower, bath and cooktop or another humidity-generating items will require proper extractor fan systems that are vented to the outdoors. The Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Days Bay

Insulation for underfloor and ceilings has been compulsory for all rent houses since 1 July 2019. All landlords and property managers must make sure that the insulation is up to standards that are in line with the latest standard. In some cases, current ceiling insulation, or the insulation of the sub floor space may need to be topped up or replaced.

A properly insulated home can reduce condensation and lower the chance of mould and damp, and also makes more easy for the household to retain warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" stands for thermal resistance and is a gauge of how well the insulation withstands heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Days Bay Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building it’s also about the outside. You must make sure there is somewhere for surface or ground water, and also stop it from getting into the building. When it is about damp and water, it’s typically what you don’t see that can cause a lot of trouble and end up causing damage to your investment as well as harming your tenant’s well-being.

Rental properties should have efficient drainage for the removal of storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water has a proper place to go, and also that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between your flooring and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier typically a polythene sheet laid over the ground, to block any moisture from the ground from accumulating into the home. It also assists in preventing water damage to the floor insulation.
