Unreasonable Gaps & Holes

Draught Stopping Days Bay

Draughts can lead to low temperatures inside homes. A humid house will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a hole or gap, then it’s probably a gap or an opening that needs sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that let air in or out of your home need sealing. For instance, if an open fireplace is not in use, it can cause draughts and should be sealed off. Landlords and property managers are accountable for ensuring such draughts are eliminated as much as imaginable.

You don’t need to block up intentional holes or gaps in the building. For instance, small gaps around doors and windows could be required to allow movement of the building when the household gets warmer and cooler, so that they can still be opened and closed rather than sticking. We will test every window and door as part of your Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being houses

Heating Days Bay

Days Bay rental properties need to have a stable source of heating which can warm the living space to at least 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements to remain fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity in the living area. A Heating Assessment Tool could be used to determine whether the fix heater(s) are adequate or if you’ll require to "top up" with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters are not considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it needs to include the thermostat. This will make the heating more consistent and effective. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in certain instances like small apartments, a smaller fixed electric heater might be enough.

If your living space already has a permanent heating source such as the heat pump, it might just need an upgrade to make sure it meets the requirements. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Days Bay

Each living space within a rental property has to include at least one open windows or an exterior door to provide natural airflow. In addition, humid spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan to remove moisture.

It is the ventilation standard is all about understanding it is that dried air can be less difficult to heat and a well ventilated rental property is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and therefore don’t require an opening door or window.

Every window, door or the skylight requirements to be able to open to the outside while remaining set in an opening position in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, as well as any other space in your house that houses a bath, shower and cooktop or another water-generating appliance will need appropriate extractor fans which are vented to the outside. Our Healthy Homes Assessment service will verify that there is enough air circulation in every living space with the right extractor fan in areas of high moisture.

Insulation Days Bay

The insulation of the ceiling and underfloor is a requirement for all rent homes as of July 1st, 2019. All landlords and property managers must ensure that the insulation meets current standard. In some cases, an existing insulation on the ceiling or in the sub floor space may need to be filled with or replaced.

A well-insulated house can help control condensation and lower the chance of dampness and mould, as well as making much easier for the house to retain heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" signifies thermal resistance and is a gauge of how well insulation withstands heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Days Bay Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building but you must ensure there is somewhere to allow surface, rain and underground water to flow, and stop it from coming inside. When it comes to moisture and damp it is often what you don’t see that could become a major issue that can cause damage to your investment as well as harming your tenant’s well-being.

Rental properties must be equipped with effective drainage to remove the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go, and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between the floor and surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground, in order to block any moisture that is present in the ground from rising into the home. It also helps to prevent moisture damage to the underfloor insulation.
