Arakura rental properties need to have a stable heating source that can warm the main or largest living space to a minimum of 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to be fixed (i.e. not portable) and at least 1.5 horsepower in capacity and have the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are adequate or whether you will need to ‘top up’ with a new heater. For the majority of houses, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like small apartments an electric, fixed heater may suffice.

If your living space already has a fixed heating source, like the heat pump, it might need a top up in order to comply with the standards. Certain types of heaters cannot be utilised to meet the standard because they’re costly, not affordable to run, or are unsafe to operate.

A ventilation standard is about recognising how the dry atmosphere is more easy to heat and that a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus are not require an opening door or window.

Each door, window or Skylight needs to have the ability of opening to the outside and remain set in an opening position in order to allow ventilation and fresh air air flow.

All bathrooms and kitchens and any other room in your house that houses shower, bath and cooktop or another moisture-producing item will require appropriate extractor fans that can be vented towards the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

When it is damp and moisture, it’s usually what you don’t see that can become a big problem that can cause damage to your investment and harming the tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of floodwaters, surface water, and ground water, including the proper outfall or runoff. Making sure that water has a place to go, and also that it can’t linger underneath the structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture ingress, if your property has an enclosed space between your flooring and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier generally made of polythene and is laid on top of the ground, in order to block any moisture from the ground from accumulating into the home. It also helps to prevent water damage to the floor insulation.
