Healthy homes matter

What is the reason Healthy Homes Compliance important?

One in three households rent from New Zealand and Arakura, and research has shown that these rental homes tend to be colder, older and have less efficient heating and are of lower standard than those owned by owners.

Cold, damp and mouldy homes can have negative well-being outcomes, particularly for ailments like colds and influenza, asthma, and cardiovascular issues. In addition, people who have reported four or more key issues with their housing often have low life satisfaction and reduced mental health.

Enhancing the standard of Arakura rental property can allow tenants to experience better mental and physical health and reduce the disruptions to their work, education and living due to illness. Your investment will be protected from mould, mildew and damp damages, which means less costs of maintenance over the long term.

The Healthy Homes Standards are a listing of minimum and specific standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Control for Arakura rental properties.

Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts increase the likelihood of less temperature in homes. A damp house will cost more to heat, resulting in wasted money and energy.

If a draught could be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming out of a hole or gap and you can feel it, it is most likely a gap or hole that needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that let air into or out of your home need the sealing. For example, if the open fireplace isn’t used it can cause draughts and should be sealed off. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as far as possible.

There is no require to cover up gaps or holes that are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement within the structure as the household heats and cools, in order to let them be shut and opened, rather than sticking. We will inspect all windows and doors during your Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Arakura

Arakura rental properties require a reliable source of heating that can warm the principal or the biggest living area to at minimum 18degC even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements to be fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine whether the existing installed heater(s) are adequate or whether you will require to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters are not considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it requirements to include an thermostat. This will make the heating more uniform and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases such as small apartments an electric, fixed heater may be sufficient.

If your main living space already has a permanent heating source, like the heat pump, it could require an upgrade to be able to meet the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either expensive, inefficient and/or unhealthy to run.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces like the hallway are not considered liveable and are not need an opening window or door.

Each door, window or skylight needs for them to be in a position open to the outside and remain set in an opening position to allow the circulation of fresh air and ventilation.

Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space with the right extractor fan in areas with high moisture.

Insulation Arakura

The insulation of the ceiling and underfloor is required to all rental houses since July 1, 2019. Property managers and landlords are required to make sure that the insulation is in line with the new quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A well-insulated house can reduce condensation and lessen the likelihood of mould and damp, and it will make an easier task to the household to keep the heat.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance and is a measure of how well insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

Arakura Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building it’s also about the outside. You must make sure there is somewhere for surface and ground water to go and stop it from coming inside. When it concerns damp and moisture it is often what you don’t see that can cause a lot of trouble and end up causing damage to your investment as well as affecting your tenant’s health.

Rental properties should be equipped with effective drainage to eliminate floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure that water has a location to go, and it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the rental has an enclosed gap between floorboards and soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from entering the home. It also helps in preventing moisture damage to the underfloor insulation.
