Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts may lead to dropping temperatures within households. A cold house will cost more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap and you can feel it, it is most likely a gap or hole which needs sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out into your house require to be sealed. For example, if an open fireplace isn’t being used, it can create draughts. This should be sealed off. Property managers and landlords are accountable for making sure that these draughts are stopped as much as imaginable.

You don’t need to block off gaps or holes which are part of the building. For instance, small gaps around doors and windows could be required to allow for movement of the building when the household warms and cools in order to let them be opened and closed rather than being stuck. We will test all doors and windows as part of our Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy houses

Heating Arakura

Rental properties in Arakura must have a fixed source of heat that is able to heat the living space to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs that it be permanently fixed (i.e., not portable), at minimum 1.5 kW of heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or if you’ll require to top up with a new heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, then it must include an thermostat. This makes your heating more consistent and efficient. For most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances such as small apartments the smaller fixed electric heater may suffice.

If the main living room is already equipped with a fixed heating source, like a heat pump, then it may need an upgrade to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the standard because they’re costly, not cost-effective to run, and/or unsafe to run.

Ventilation Arakura

Every living space in a rental house must include at least one open windows or an exterior door to provide natural airflow. In addition, humid spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

The ventilation standard is about recognising that dry air will be much easier to heat and that the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway are not considered liveable and therefore do not require an opening window or door.

Each window, door , or skylight needs for them to be in a position open to the outside, but remain set in an opening position in order to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other area in your home that has a bath, shower cooker or any other moisture-producing item will require proper extractor fan systems that are vented to the outdoors. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces with the right extractor fan in areas with high moisture.

Insulation Arakura

Ceiling and underfloor insulation is mandatory on all rental homes from 1 July 2019. All landlords and property managers must make sure that the insulation meets this new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be replaced or replaced.

A well-insulated property will reduce the risk of condensation and reduce the chances of mould and damp, and it will make much easier to the household to keep warmth.

Insulation requirements to meet the R-values of your area.

The "R" signifies thermal resistance and is a gauge of how well the insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Arakura Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the interior of the building; you have to ensure there is somewhere for surface and ground water to go and also stop it from getting inside. When it is about damp and water, it is often the concerns you don’t notice that can become a big problem that can cause the property to suffer and affecting the tenant’s health.

Properties that are rented must have efficient drainage to eliminate the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure the water has a location to go, and it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between the floor and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from rising into the building. It also assists in preventing moisture damage to the underfloor insulation.
