Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts increase the likelihood of dropping temperatures within homes. A draughty home is more expensive to heat, which results in wasting money and energy.

If a draught could be felt from unreasonable gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap and you are able to feel it, it is probably a gap or an opening that needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out of your home require seals. For instance, if an open fireplace isn’t being used, it can create draughts. This should be blocked off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed in the maximum extent possible.

You don’t require to block gaps or holes that are part of the construction. For instance, small gaps around doors and windows could be necessary to allow movement of the building as the home is heated and cools so that they can still be shut and opened, rather than sticking. We will test all windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Arakura

Rental properties in Arakura require a reliable heating source that can heat the principal or the biggest living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements for it to be permanent (i.e. not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool could be used to determine if the current fix heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, then it must have a thermostat. This makes the heating more reliable and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like apartments with small spaces the smaller fixed electric heater may be sufficient.

If your main living space already has a fixed heating source like an air conditioner, it could require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality as they are either inefficient, unaffordable to operate or unsafe to operate.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable , and thus are not require an opening window or door.

Each door, window or Skylight requirements for them to be in a position to open to the outside while remaining set in an opening position to allow the circulation of fresh air and air flow.

Bathrooms, kitchens, as well as any other space in your house that houses a bath, shower and cooktop or another moisture generating item will need proper extractor fan systems which are vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Arakura

Underfloor and ceiling insulation has been compulsory for all rent houses since 1 July 2019. Property managers and landlords must make sure that the insulation meets this new quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space might need to be topped up or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of mould and dampness, as well as making much easier to allow the home to retain heat.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and it is a measurement of how well insulation resists heat flow. The more high the R-value, more effective the insulation.

Arakura Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside of the building; you have to make sure there is somewhere for surface and ground water to go, and also stop it from getting inside. When it comes to moisture and damp it is frequently the concerns you don’t notice that can cause a lot of trouble, causing damage to your investment as well as harming your tenant’s health.

Rental properties should have efficient drainage to remove floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure that water is able to go, and also that it can’t linger underneath the buildings is an essential part of keeping your property dry.

In addition to the drainage system that will prevent moisture from entering, if your rental is enclosed between the floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are typically made of polythene and is laid on top of the ground, in order to block any moisture in the ground from getting into the structure. It also helps in preventing moisture damage to the underfloor insulation.
